Buyer's Agent

You have come to the right place if you are looking for a Buyer's Agent to represent you.


Here are a few of the reasons to use me as your representative:

  • It will not cost you a dime!  Buyer representative fees are paid by the seller.   When a seller lists a home with a Realtor®, they agree up-front to pay a commission or a flat fee to any agent that brings them a buyer that results in a sale.    The amount of the commission or flat-fee is establised up-front when the home is  placed in the Multiple Listing Service (MLS).

  • I can help you purchase a For Sale By Owner (FSBO) property.  I get my commission from the seller.  FSBO sellers typically list homes themselves to avoid paying the typical 6% commission.  However, they usually have no qualms about paying a small percentage to a buyer's rep.
  • I will represent your best interests. You may have heard that you can save money by going directly to the listing Agent to purchase a home.  You might also just assume you are supposed to call the agent whose name is on the yard sign.  While the listing agent would like nothing better than for you to buy the house from them, it is not in your best interest.  Let me explain why this can be a very costly mistake.

    The listing Agent is legally obligated to look out for the seller's best interest.  The listing agent has to pass along to the seller, any information that a potential buyer shares.  This information can (and will) be used against the buyer.  If an agent represents both the buyer and the seller, how can both parties get the best possible deal?  You want a representative who is looking out for you and no one else. 

  • I will save you time.  Before ever searching for a home, I will make sure I understand your needs.  Then, I will only search for homes that match your criteria.  If you live out of the area, I can do the preliminary searching for you.

  • I can video tape homes that match your criteria then send you the video over the internet or on a DVD.  That way, when you arrive in Boise to look at homes in person, you will have already narrowed down your search.
  • I am a full time Realtor® with access to RealBird map based searching as well as the Intermountain Multiple Listing Service.  I can find all of the homes that meet your criteria in a matter of minutes.  Without access to these tools, it would take the average person weeks drving around, hoping to stumble on the right home.
  • I will negotiate the selling price for you.  Many otherwise qualified agents are not good at negotiating.  It takes strong nerves, an ability to read the situation, the ability to handle rejection, and a willingness to walk away from a bad deal.  My mentor was the Vice President of Sales and Marketing for a Fortune 500 company.  I thrive on the challenge of obtaining the best possible deal. 
  • I will guide you through the inspections and the closing process.

My goal is to find my clients the best possible home value for their money and make the buyiung process as painless as possible.  I am not afraid to go the extra mile.  I have helped clients move at midnight, paint, and clean their property just to make things go a little smoother.  

First Time Buyer Help

Do you need a low interest rate loan or assistance with a down-payment?  The Idaho Housing and Finance Association might be your solution.  The Idaho Housing and Finance Association's mission is to provide funding for affordable housing opportunities in Idaho communities.

IHFA is a self-supporting corporation that must generate all revenue necessary to cover the cost of its operations.  It is not a governement agency.   It does this by earning fees for work performed and does not use any state-appropriated funds for its operations.

IHFA raises millions of dollars in the national capital markets and forms partnerships with banking and lending institutions throughout the state. It functions as an agent for the U.S. Department of Housing and Urban Development and performs a wide variety of tasks associated with financing, developing or managing affordable housing.

Using an approved local lender, an  IHFA borrower can get a loan with a reduced interest rate and may even be able to get assistance with their down-payment.

IHFA also offers a home buyer education class called "Finally Home!"  It provides first time home buyers with information about the home buying process.  These classes are offered at locations throughout the state as well as on the internet.

A real estate buyer's representative/agent represents the buyer who is purchasing property in a real estate transaction.

The listing agent, as the name implies, takes the property listing.  They represent the seller.

The selling agent, counter to what the name implies, represents the buyer.

Are you wanting to purchase Boise Real Estate, but you live out of the area and don't have a lot of time?  No problem; I can video tape properties that meet your search criteria and stream the video over the internet so you can see it on your computer.  I can also mail you a DVD with the same video footage.  I have professional video equipment, so my videos pick up a lot of detail.  This is a great way to do a preliminary home search.  You can focus on the homes that have the most appeal in the videos.  It is much better to spend 5 minutes to discover you don't like a property, than to spend an hour in a car to discover the same thing.
